Open layouts expose inconsistent finishing
Where a ceiling runs through a living room, kitchen and hallway without obvious breaks, variations in skim coating or paint sheen can stand out. Ask how the contractor plans to keep a continuous finish and whether the price covers the full connected plane rather than stopping at arbitrary room labels.
For tall foyers or stair areas, confirm access equipment and protection in advance. These spaces should be priced from actual conditions, not assumed to be standard-height rooms.
Compare every quote against the same checklist
Look for preparation, masking, removal method, drywall repair, skim coating, sanding, primer, finish paint and debris removal. If one bid excludes painting, add that future cost before deciding which number is lower.
Also tell the contractor if the popcorn texture has been painted. Painted texture may require a different approach and can affect the time needed to reach a smooth substrate.
