Schedule invasive work before the final skim coat
Electrical changes, new recessed lights, removed walls and HVAC modifications can all create ceiling patches. Complete those openings before final smoothing whenever practical. That gives the finisher one continuous surface to work with and reduces the chance of visible repair rings later.
If the project is occupied, ask how rooms will be phased. A contractor may be able to finish one zone at a time instead of turning the entire house into a work area.
A detailed scope makes remodel bids easier to compare
Have contractors separate removal, repair, skim coating, sanding, primer and painting. Ask who handles fixture removal and whether protection of cabinets, flooring and built-ins is included. If the texture has been painted, mention it before the site visit.
Older ceiling material with unknown composition deserves a testing conversation before scraping begins. The remodeling schedule should allow time for that rather than making safety decisions under deadline pressure.
