Condo owners should check work-hour rules, insurance requirements and elevator or loading procedures. Rowhouse owners may care more about tight stair access, protecting original trim and managing dust between connected rooms.
If the project includes new lighting or other ceiling penetrations, complete those changes before the final skim coat when possible.
Get clarity on plaster repairs before the ceiling is opened up
Older repaired ceilings may contain both plaster and drywall. Ask whether the contractor is prepared to handle either substrate and how hidden damage will be priced if it appears after removal.
Unknown texture should be evaluated appropriately before disturbance. Once that question is resolved, compare contractors on finish quality, protection and scope completeness rather than on scraping speed alone.
